Further information regarding the proposed project may be obtained from the Planning Division of the Humboldt County Planning and Building Department at 3015 H Street, Eureka, California 95501, Monday-Friday, 8:30 a.m. to 5:00 p.m. If you have specific questions regarding the proposed project, contact Karen Meynell, Planner, at (707) 445-7541. DOLLAR GENERAL, Humboldt Hill area. Application Number 9329 (filed 07/18/2014); Case Number CDP-14-033 and SP-14-049; Assessor Parcel Number (APN) 305-101-054-000. An appeal of the Humboldt County Planning Commission approval of a Coastal Development Permit to construct a commercial building on a 0.87 acre parcel that is currently vacant. The commercial use of the approximately 9,300 square foot building will be for a retail store which is principally permitted in the Commercial General zoning district. A 150 square foot isolated wetland was identified near the middle of the parcel. A Special Permit is required to reduce the wetland setback in order to develop the parcel for commercial purposes and to allow for a parking exception that would reduce the number of required parking spaces due to the level of anticipated use. The height of the structure ranges from approximately 22 feet at the front of the store to 15 feet at the rear. The hours of operation will be 8 am to 10 pm, seven days a week. The store will operate with three (3) full time employees approximately 95% of the time. Occasionally there will be up to a maximum of five (5) employees. A dedicated loading space is included in the project proposal. There is no tree removal proposed and only minimal grading is necessary. The parcel is served by Humboldt Community Services District for water and sewer services. The project is located in Humboldt County, in the Humboldt Hill area, on the east side of South Broadway, approximately 455 feet north from the intersection of Eich Road and South Broadway, on the property known to be in the Southeast quarter of Section 08 Township 04 North Range 01 West. Note: The Humboldt County Planning Commission adopted a Mitigated Negative Declaration for the indicated project at their July 7, 2016 meeting. Any person may appear and present testimony in regard to this matter at the hearing. If you challenge the nature of the proposed action in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Board of Supervisors, at, or prior to, the public hearing.
